Major new lettings announced at Adanac North, Southampton

Tuesday November 17th, 2020

A number of industrial lettings have been announced at a major new business park on the M271 at Adanac North, Southampton being marketed by joint letting agents Lambert Smith Hampton (LSH) and Keygrove Chartered Surveyors.

Adanac North, being developed by developer Oceanic Estates, is Southampton’s only immediately available prime small and medium sized industrial development and has proven to be an immensely popular site due to its excellent M271 location and superior specification.

Situated minutes from the M271 and J3 of the M27 motorway, which also leads to Southampton docks, Adanac North offers up to 18 Grade A industrial units totalling 190,000 sq ft over a 20-acre site.  The site also offers further design and build industrial and office opportunities.

Dan Rawlings, Associate Director of Industrial & Logistics at Lambert Smith Hampton said: “We are delighted to have brought this new and exciting scheme to market. Adanac North has the potential to help drive huge economic growth and job creation in the area. The site represents a great opportunity for new businesses looking to move into the area or companies looking to expand.”

Andrew Archibald, Director of Keygrove, said: “Phase 1 of the development has been hugely successful with 16 of the 18 units under offer, exchanged or pre-let during construction, representing over 90% of the available space within the total scheme. There are only 2 units remaining, varying in size from 4,962 sq ft to 8,310 sq ft. It is a tremendous feather in the cap for Oceanic Estates who have pushed ahead fast with this development despite the 2020 headwinds.”

Dan Rawlings of LSH continued: “Demand for units at Adanac North has been excellent with occupiers covering a wide range of sectors including Olympic climbing wall operator Parthian Climbing, Hampshire and Isle of Wight Air Ambulance, Marineguard Systems, Swiss postal company Asendia, Rivus Fleet Solutions, Star International and CIMC, a global trailer manufacturer and distributor. With the economy experiencing upheaval due to the COVID-19 pandemic, it is positive news that the Southampton commercial property market has remained resilient.”
