Fawley Waterside, New Forest



Fawley Waterside is a site of 120.8 hectares (approximately 300 acres) that was operated as Fawley Power Station prior to its close in 2013. The site comprises:

  • Former operational land – 37.4 hectares (92.4 acres)
  • Land leased to National Grid for electricity distribution – 8.8 hectares (21.74 acres)
  • Intake Channel/ Access Channel to the dock – 14 hectares (34.6 acres)
  • Non-operational land – 60.6 hectares (150 acres)

The site is connected to local electricity and water supply networks.  A private works system also treats wastewater on-site.

Fawley Waterside provides the opportunity for marine access by means of the privately owned access channel and dock. When dredged the dock and access channel provide a navigable depth of 2.4 metres below Chart Datum. The concrete floor to the dock provides a safe berth for NABSA vessels. The dock can accommodate vessels 80 metres in length with a beam of up to 14 metres.

Fawley Waterside Limited acquired Fawley Power Station from RWE npower in 2015 with the intention of creating a mixed-use community that will provide employment, homes and leisure activities. The large area of non- operational land creates the opportunity for significant areas of Suitable Alternative Natural Green Space (SANGS) and other environmental mitigation measures to be provided within the development land.

The Proposed Development would secure the comprehensive regeneration of the former power station site. It would create a new sustainable mixed use community, with 1,500 homes and employment space to support more than 2,000 jobs, set around a working harbour.

The opportunity:

Marine or technology related companies are sought, however the site owner is open to discussions with occupiers requiring space for other uses. At some point in the future, the site owner may require an investment development partner and would welcome discussions with prospective companies with regard to this.


Fawley Waterside is situated to the west of Southampton Water, seven miles south east of Southampton city centre. There is good road access to the site via the A326 to junction 2 of the M27. The Fawley branch line (currently freight only) terminates one mile to the north.

Planning status:

Two planning applications for outline planning permission have been submitted by Fawley Waterside Ltd for the development of Fawley Waterside, a new community on the site of the former Fawley Power Station. The proposals have been brought forward in parallel with the preparation of new Local Plans for both NFDC and NFNPA. The Site is allocated in both draft Local Plans for housing, employment, community uses, recreation and nature conservation. Plot size & estimated employment floor space provision:

Land will be identified for employment uses only on the northern part of the site with mixed uses in the middle and southern parts of the site. The employment space will compromise:

Business (Class B1) 31,000 sqm
General industrial (Class B2) / Light industrial (Class B1(c)) 35,000 sqm
Storage or distribution (Class B8) 11,500 sqm
