The opportunity / type:

Kingston Marine Park has been identified as a key employment site for the Isle of Wight and consists of 6.8ha of developable land. The site may be able to provide businesses with waterside access (subject to further infrastructure works/consents) and is therefore being promoted as a prime marine and renewable energy employment site for business and general industrial uses. The site is owned by the Isle of Wight Council. Substantial infrastructure works have recently been completed to provide three build platforms capable of development in-line with the outline planning consent.


The site is located on the eastern bank of the River Medina just under a mile south of East Cowes town centre. The site is accessible from Saunders Way via Whippingham Road. Cowes Power Station is directly adjacent and to the north.


Planning status:

The site benefits from outline planning permission for a marine business park comprising of office, R&D, light industrial (B1) and general industrial (B2) with a ‘marine only’ planning condition on the waterside development zones. Full planning permission was also granted under this permission for the alteration of site levels, vehicle access onto Saunders Way, internal site access road. Much of this site infrastructure has now been completed.

The approved masterplan for the site shows 8 buildings with five main development zones, one of which has been designated for parking. Building heights approved range from 4.5 – 22m.

Development considerations:

  • The western edge of the site adjacent to the River Medina is situated within the following international and national environmental designations; the Solent and Southampton Water SPA, the Solent and Southampton Water RAMSAR Site, the Solent Maritime SAC.
  • An overhead electricity HV line runs north to south across the site with an easement in place
  • Cowes Power Station is situated adjacent and directly to the north of the site.
